This appointment will consist of you showing us around your home in order for Fiducia to give you an assessment of your home’s value to potential buyers. This takes into consideration important factors such as the property’s current condition and aesthetic characteristics, the property’s location, the size of your building, any unique features and importantly the prevailing local property market conditions, historical selling data and a comparison with similar properties previously sold or currently listed for sale. The majority of residential properties being sold in Scotland will need a Home Report in order to market to potential buyers. This is produced by a chartered surveyor and we can instruct it on your behalf. The Home Report is conducted by a consists of three documents:
A Single Survey: An assessment by a surveyor of the condition of the home and valuation figure.
An Energy Report: An assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
A Property Questionnaire: This is completed by you the seller and contains additional information about the home, such as Council Tax banding, utilities providers and factoring costs that will be useful to buyers.
